Avenues: The World School Market Assessment

Urbanomics prepared two demographic market assessments for the Avenues, The World School locations the Chelsea neighborhood of Manhattan and Park Slope neighborhood of Brooklyn, New York. The market areas were defined by driving time isochrones (20 minutes or less, 20-30 minutes, 30-45 minutes and 45-60 minutes), which resulted in four-tiered study areas that encompassed study areas across New York City as well as Hudson, Bergen and Essex counties in New Jersey.

For each tier, socioeconomic profiles were prepared quantifying households by income, presence of children and private school attendance, updating Census and American Community Survey releases to 2010 based upon current tax lot data and then forecasting to 2020. In addition, existing competition was characterized by identifying private schools in and around the market area by grade and type. The final report and methodology stood up to thorough scrutiny by prospective investors. Avenues The World School opened in Chelsea in Fall 2012.
